Can my SMSF buy any type of property?
Residential investment properties must be purchased from an unrelated party. You can't buy a property you or a related party already owns or lives in. Commercial properties, including your own business premises, operate under different rules and are often more flexible. Stan will walk you through exactly what your fund can and can't purchase in your strategy session.
Why can't I just go to my bank for an SMSF loan?
Most major banks have pulled back from SMSF lending entirely. The lenders still writing these deals are specialist institutions with specific criteria that change frequently — and many of their products aren't publicly listed. Knowing who's actively lending, what their current requirements are, and how to get your structure past their credit team is exactly what 20+ years of specialist experience gives you access to.
Will my Trust Deed need updating before I can borrow?
Possibly. Deeds older than five years often need updating to meet current lender and ATO requirements, and a deed that looks fine on the surface can contain clauses that trigger a decline. Stan reviews your deed as part of the strategy session. If it needs updating, you'll know before any application goes in.
